THE SOFT-STORY RETROFIT PROCESS WITH ARM BUILDERS
A step-by-step guide to your Seismic Retrofit
1. Call ARM Builders on 877.755.1350 to obtain the advice of a structural engineer who
will evaluate the strength of your building. ARM Builders is a highly experienced,
friendly, professional company and will take your project from concept through
to completion.
2. There are various financing options and ARM Builders can help you finance your project.
3. The engineer and architect will draw up plans for the seismic strengthening which
is compliant with the City's program. The timescale for getting the plans drawn up
and completed is between 8 and 12 weeks. The building owner then submits the plans
to the City. We will obtain final approval and make any corrections required.
4. The building owner must notify all tenants of the forthcoming retrofit, and wait 21
days before construction can begin.
5. Upon receiving the City's approval, ARM Builders begins the retrofit and, depending
on the size of the building, the project will take between 8 and 12 weeks. ARM
Builders will contact DBS for all required inspections.
6. The building owner must contact the City for a "Building & Safety inspection". Once
the retrofit work has been completed and all of the City inspections have
been approved. a "certification of compliance" is obtained and the process is complete!
7. The City will allow you to recuperate up to 50% of your initial investment by
increasing rent to your tenants. This process is called cost recovery and ARM Builders
will help you with the required paperwork to complete the project and recoup
your costs.

This is the process with LA City. ARM Builders will help you every step of the way. We will take care of everything from the engineering, plans, permits, tenant notifications, to the construction and completion.
01. The building owner receives a Retrofit Order from the City.
02. They must then submit proof of a previous retrofit, plans to demolish, or plans to
retrofit. There is a two year timescale to submit this information from the date of
the Order.
03. A permit to retrofit or demolish must be obtained within 3.5 years.
04. The project must be completed within seven years from the date of the Order, i.e.
to complete construction and obtain a certificate of compliance.
